A prestigious 4 star suite hotel located in one of the most luxurious resorts on the Balearic Islands. The local administration is currently in the process of changing the status of the hotel from 4 to 5 stars and to increase the number of suites. All 24 suites of the hotel contain two rooms with separate lounge and bedrooms, which can fit a whole family and have been designed to be comfortable and spacious. The hotel is located on the seaside surrounded by a pine forest and is only 80 meters from the sea.
All suites allow for a maximum of 4 visitors and contain: a bedroom which is separate from the rest of the suite, lounge with the possibility of accommodating either one adult and one child or two children on a provided sofa and fold out bed, a small kitchen fully equipped with modern electric appliances, a bathroom with two sinks, one bath, toilet, bide and a hair dryer, TV set with Satellite TV, safe, mini bar, a telephone in each room, satellite radio, individual air conditioning and central heating.
Depending on the suite category there is either a balcony of approximately 4 m2 in size or a 20 m2 terrace. Hotel suites can be separated into three groups: Suites Normal, Suites Preferente and Grand, all suites overview the sea. The size of each suite varies between 39 m2 and 50. One of the suites in the accordance with local norms has been especially designed to accommodate a disabled person. All social areas are also well suited for movement in a rolling chair.
Besides the suites the Ground Floor of the hotel also contains: the reception, two room suite-residence of the hotel owner, snack bar, hall, souvenir shop, restaurant, restaurant kitchen, stock rooms, rest rooms, shower cabin, special area for baggage, telephone cabins. Every floor of the hotel has a special stock room for use by cleaning staff. There is also both a client and a service elevator. All the suites are equipped with a contemporary fire alarm system and the hotel has special fire escapes. The hotel has its own laundry room.
In the areas surrounding the hotel territory one can find: an open terrace with barbecue adjacent to the restaurant, snack bar terrace, an open swimming pool, open children's pool, showers, a children's' play ground, mini golf and an open solarium. The restaurant was awarded the 4 forks status.

Total Building Area: 2154 m2. The building is composed of 4 floors.
The local administration is currently in the process of changing the status of the hotel from 4 to 5 stars and to increase the number of suites. Based on the growth project and the hotel norms it can have up to 14 extra rooms or 28 official beds, if new building works are undertaken. Total official suite number will then be equal to 38. The real number of suites and rooms will be equal to 48, while the maximum capacity will go up to 165 people. According to the project and the planning permissions the new part of the Hotel is planned on the adjacent land plot which has been licensed for hotel building construction. The total construction area will be equal to 1520 m2.
The new building is planned to have 6 floors including a lower ground floor. It is planned to include a SPA with saunas, a closed swimming pool, jacuzzi, massage cabinet, fitness room and also an area for kitchen stocks, laundry and personnel on the lower ground floor. The ground floor will extend the existing restaurant and give the possibility of forming 3 separate restaurant areas.
On the 1st floor there will be one official suite and 5-6 rooms intended as the owner's private residence take up the rest of floor. Second to fourth floor will contain suites, of which six will have two bedrooms, a lounge and two bathrooms. Each of these suites can be converted into two independent rooms: one with a lounge and a bedroom and one being a simple double room. This will allow the possibility to exploit, if needed, a further 6 rooms.
With the change of the category to that of a 5 star hotel, it will be possible to increase the prices by 75% on average. The staff consists of 12-14 people depending on season. However, the amount of personnel will, if needed, increase not more than by 3-4 people for cleaner services and restaurant.
Included in the sale is a plot of 1650 m2, which contains a two-floor building with an overall area of 158 m2. At present time the ground floor of this building is used as stock room and for technical needs of the hotel. The 1st floor of the house contains 4 rooms and a bathroom.
May 2008 We have now been informed that all planning permissions and construction licenses have been granted for the hotel extension increasing the total build are to 3674 m2 and increasing the hotel to 5 star status.
